Why does a landlord require references when granting a lease?
References are required to show a landlord that you are of good character, the vendor does not know you and in most cases will never meet you but will want to know that you are trustworthy and reliable.
What references are requested?
Bank
Professional (Solicitors or Accountants).
Trade or employers.
Landlord or Mortgage Company
Personal (Friend)
Can I apply for the references myself?
No references need to be applied for via a third party so that they can not be manipulated or altered in anyway.
I have not been in business before, is this a problem?
NO, everyone needs to start somewhere, the references are about you as a person, if the references are weak the Landlord or Landlords agents may asked for a rent deposit or a guarantor.
I do not own a house, is this a problem?

I have CCJ (County Court Judgements), is this a problem?
Yes, this shows the vendor that you have not been able to keep up with payments that you have agreed to, the vendor will either reject you as a tenant or asked for a rent deposit (up to 1 year) or ask a guarantor with property.
